What does Mortgage Compliance Investigations LLC do?
We are a licensed Texas Private Investigator firm specializing in forensic mortgage investigation. We trace chain of title, analyze securitization, investigate mortgage fraud, and produce court-ready reports and sworn affidavits for homeowners and attorneys.
Are you a law firm?
No. We are an investigative service, not a law firm. We do not provide legal advice. We work with your attorney to provide investigative findings, reports, and sworn affidavits that support your legal case.
What states do you serve?
We are based in Texas but serve clients nationwide. Mortgage documentation issues are not limited to any one state, and our investigative methods work across jurisdictions.
What is your PI license number?
Texas Private Investigator License #A20449. You can verify this through the Texas Department of Public Safety.

Licensed PI vs. Non-Licensed

Why does a licensed PI matter?
A licensed Private Investigator can produce sworn affidavits that are admissible in court. Non-licensed "audit mills" cannot. Our findings carry legal weight because we operate under a state license with professional accountability.
Can you produce a sworn affidavit?
Yes. As a licensed PI, I can swear to my findings under oath. A sworn affidavit is admissible in court. This is the single most important difference between MCI and non-licensed services.
Have your findings been cited in court?
Yes. Our investigative findings have been cited in court proceedings. This is a level of credibility that non-licensed services cannot match.

Services

What is chain of title analysis?
Chain of title analysis traces every transfer, assignment, and endorsement of your mortgage from origination to today. We identify breaks, gaps, backdated documents, and missing assignments that may invalidate foreclosure.
What is a securitization audit?
A securitization audit is a deep analysis of whether your mortgage was properly transferred into an investment trust. We analyze PSA compliance, trust closing dates, assignment timing, endorsement chains, and REMIC status. Includes a sworn affidavit.
What is the difference between chain of title and securitization audit?
Chain of title traces transfers of your mortgage. A securitization audit goes deeper, analyzing whether the mortgage was properly transferred into a trust and whether trust rules were followed. Securitization audits include a sworn affidavit.
What is a MERS audit?
A MERS audit analyzes whether MERS (Mortgage Electronic Registration System) entries are consistent with actual recorded assignments and endorsements. Inconsistencies can indicate documentation defects.

How much does it cost?
Chain of title analysis: $500-$1,500. Securitization audit: $1,500-$5,000. Other services are custom quoted based on complexity. Free consultation to determine what you need.
How long does an investigation take?
Chain of title analysis: 5-10 business days. Securitization audit: 2-3 weeks. Other services vary. We provide a timeline estimate during your free consultation.
Do you offer a money-back guarantee?
Yes. If our investigation finds nothing, you get a refund. We stand behind our work because we know what we are looking for.
What documents do I need to provide?
Your mortgage, promissory note, deed of trust, and any assignment documents. If you do not have them, we can help you obtain them from public records.
Do you work with my attorney?
Yes. We work directly with foreclosure defense attorneys across the country. Our reports and affidavits are formatted for court filing. Many attorneys refer clients to us.
What happens after the investigation?
You receive a detailed report (and sworn affidavit if applicable). We are available to discuss findings with your attorney. We can also provide testimony if needed.
