I am Joseph R. Esquivel Jr., a Texas licensed Private Investigator specializing in forensic mortgage investigation. For over 12 years, I have been tracing chain of title, analyzing securitization, and uncovering documentation defects in mortgages across the country.

I started MCI because I saw a gap in the market. Homeowners facing foreclosure were being sold "audits" by non-licensed services that produced generic reports with no legal weight. Attorneys needed investigative work that could stand up in court, and they needed it from a licensed professional who could swear to the findings.

That is what we do. We do not produce template reports. We investigate. Every mortgage chain is different, every securitization has its own defects, and every case requires individual forensic analysis. My job is to find exactly what is wrong with your mortgage documentation and produce evidence of it.

Sworn affidavits matter. A report from a non-licensed service is opinion. A sworn affidavit from a licensed PI is evidence. We produce evidence.

Thoroughness over speed. We would rather take an extra week and find every defect than rush and miss something. But we also respect deadlines, especially when foreclosure is imminent.

Honesty about findings. If we find nothing, we tell you. And we refund your money. We do not manufacture problems to justify our fee. If there are defects, we document them. If there are not, we say so.
